The three-phased project included a Tenant Fit-Out and ADA Entrance and Utility Metering. The scope of the first project with Blackney Hayes Architects was the introduction of a new ADA Entrance off 6th Street into the Tenant Fit-Out space. DaVita Healthcare remained open during construction. Temporary protection (ICRA) and phasing of the work was required to maintain operations.
The scope of the second project with JKRP Architects included a significant metering and building separation project that entailed the metering of all the MEP disciplines to allow for the West Tower and East Tower utility usage to be independently metered. A 3-hour separation wall was constructed to segregate the two towers on Floors 2-10.
The historic 1.4-acre property includes 534,000 sq. ft. of office and commercial space in a 12-story building. The building was constructed in 1927 and was renovated in 1991 and 2007.
